2026 Housing Market Update What Buyers and Sellers Should Know

The 2026 housing market continues to change as mortgage rates, home prices, inventory, and buyer demand influence real estate activity across the country. While national trends provide useful context, local market conditions can vary significantly by location, property type, and price range.

As September begins, buyers and sellers can benefit from reviewing current market data and making decisions based on facts rather than speculation.

Forecasts can vary, which is why local data remains important. Supply, demand, new construction, financing costs, and property characteristics can all influence individual markets.

What Buyers Should Watch This Fall

Buyers should review their financing, establish a comfortable housing budget, and compare properties based on both purchase price and ongoing costs. New listings, price reductions, comparable sales, days on market, inventory, seller concessions, taxes, and insurance costs can all provide valuable information.

Understanding these factors can help buyers evaluate opportunities and negotiate more effectively.

What Sellers Should Consider

Sellers should pay close attention to current competition and recent market activity. A pricing analysis should consider comparable sales, active listings, pending properties, price adjustments, property condition, improvements, and buyer activity.
