The Essential Rental Move-In Checklist for Renters and Property Owners

Moving into a rental home is exciting, but before unpacking boxes, it's important to make sure the property is ready and properly documented. Taking a little extra time during the first day can help prevent disputes, protect your security deposit, and make your tenancy much smoother.

Review the Lease Carefully

Before moving in, read your lease thoroughly and make sure you understand the important details. Confirm the monthly rent, payment due dates, security deposit terms, utility responsibilities, parking arrangements, pet policies, and maintenance procedures.

If anything is unclear, ask questions before signing. Any promises regarding repairs, appliances, or included services should be added to the written lease whenever possible.

Complete a Move-In Inspection

Before arranging furniture, inspect every room carefully. Look for scratches, dents, stains, chipped paint, damaged flooring, broken blinds, water stains, or signs of pests. Test doors, windows, locks, cabinets, and major appliances.

Write down any existing damage on the move-in condition report and share it with the landlord or property manager. Detailed documentation creates a clear record of the property's condition before you move in.

Take Photos and Videos

Photos provide valuable evidence if questions arise later about property damage. Take clear pictures of every room, including walls, ceilings, floors, appliances, bathrooms, windows, and any existing defects.

A short video walkthrough can also capture the overall condition of the home. Store these files safely so they remain available throughout your tenancy.

Test Essential Systems

Check that smoke detectors and carbon monoxide alarms are working properly. Test faucets, toilets, showers, electrical outlets, light switches, heating, air conditioning, ceiling fans, and kitchen appliances.

If you notice leaks, faulty equipment, damaged locks, or electrical issues, report them immediately. Addressing problems early helps prevent larger repairs later.

Set Up Utilities and Know the Process

Confirm which utilities are your responsibility and arrange service before move-in day. Keep copies of account confirmations and, when appropriate, record utility meter readings.

You should also know exactly how to submit maintenance requests, who to contact during emergencies, and what situations require immediate attention.

Protect Your Personal Belongings

A landlord's insurance policy generally does not cover a tenant's personal property. Creating a home inventory with photos and considering renters insurance can help protect your belongings from theft, fire, or unexpected damage.

Keep copies of important documents, receipts, lease agreements, repair requests, and payment records together in one organized folder.
